Painting Stucco Homes in Florida: Prep, Primer and What to Expect

Stucco over concrete block is the standard exterior for homes across Pinellas and Hillsborough Counties. It is durable, but it is also porous, it cracks as a house settles, and it shows every shortcut in the prep. Here is what a proper stucco repaint involves.
1. Pressure washing
Stucco collects dirt, mildew and chalk from old paint. All of it has to come off so the new coating bonds to a clean surface. The walls then need time to dry before any repair or primer goes on.
2. Crack repair
Hairline cracks are normal in stucco. Left open, they let water behind the paint. They are filled with a flexible, paintable patch or elastomeric product so they stay sealed as the wall moves. Larger cracks or loose stucco may need repair before painting, and a good contractor will point those out in writing.
3. Caulking
Joints around windows, doors, trim and penetrations are caulked where the old caulk has split or pulled away. This is one of the most important steps for keeping water out.
4. Primer where it is needed
Bare patches, new stucco and chalky areas get a masonry primer. Primer seals the surface and gives the finish coats something solid to grip. Painting straight over chalky stucco is one of the most common reasons exterior paint peels early.
5. Finish coats
Two coats of a premium-grade exterior acrylic is a common system for stucco. Elastomeric coatings are another option for walls with recurring hairline cracking. The right choice depends on the condition of the wall, and your written proposal should say which system you are getting.
What to expect as a homeowner
Windows, fixtures, plants and walkways get covered and protected before work starts.
You do not need to be home for most exterior work, but water and power access help.
Rain and heavy dew can pause the job, which is normal in Florida.
The job should finish with a walkthrough so you can point out anything you want touched up.
