What Affects the Cost of Painting a House in St. Petersburg?

One of the first questions homeowners ask is what painting their house will cost. The honest answer is that it depends on the house. Here are the factors that drive the price, so you can understand an estimate and compare quotes fairly.

Size and surfaces

The amount of wall, ceiling and trim area is the starting point. For interiors, it also matters which surfaces are included: walls only, or ceilings, trim, doors and closets too. For exteriors, height, the number of stories and complicated rooflines all affect labor.

Condition and prep

Prep is usually the biggest variable. A home with sound paint needs washing, light caulking and two coats. A home with peeling wood, open stucco cracks or water damage needs repair and primer first. Good estimates spell out the prep, because that is where cheap quotes cut corners.

Products

Premium-grade paints cost more but cover better and last longer, especially in Florida sun and humidity. Specialty products, like elastomeric coatings or cabinet enamels, add cost where they are needed.

Color changes

Going from a dark color to a light one, or the reverse, can take an extra coat.

Access and logistics

Landscaping close to the walls, pool cages, furniture and occupied rooms all affect how long a job takes.

How to compare estimates

  • Is the scope written out room by room or surface by surface?

  • Does it describe prep, primer and number of coats?

  • Does it say what products will be used?

  • Is the contractor insured, and is there a written warranty?

  • What is excluded?
