Salt Air and Exterior Paint: Protecting Waterfront Homes in Pinellas County

Waterfront living is a big part of Pinellas County, from the Gulf beaches to the bayfront neighborhoods of St. Petersburg. It is also one of the hardest environments on exterior paint. Here is why, and what helps.

What salt air does to paint

Salt carried on the breeze settles on walls, railings and trim. It draws in moisture and speeds up corrosion on any exposed metal. Combined with strong sun and wind-driven rain, it wears coatings faster than on a home a few miles inland. Gulf-facing walls usually show it first.

Prep matters more near the water

  • Thorough washing to remove salt, chalk and mildew before anything else.

  • Sealed cracks and fresh caulk so wind-driven rain cannot get behind the paint.

  • Rust treatment on metal railings, doors and fasteners that are part of the painting scope. Rusted areas are cleaned and primed before finish coats.

  • Primer on bare and chalky areas so the finish bonds properly.

Choosing products for the coast

Premium-grade exterior coatings with good UV and mildew resistance make a real difference near the water. Lighter colors also tend to hold up better in full sun. Your contractor should explain the system they plan to use for your exposure, not just quote a number.

Upkeep between paint jobs

  • Rinse exterior walls and railings with fresh water a few times a year.

  • Clean mildew as soon as it appears.

  • Touch up chips on metal before rust spreads.

  • Have a painter look at the Gulf-facing side every year or two.

Condos and vacation rentals

Beach condo buildings and rentals face the same conditions at a larger scale. We work with associations and owners on condo and HOA painting and schedule rental work around bookings.

We paint homes and condos in St. Pete Beach, Treasure Island, Madeira Beach, the Redingtons, Indian Rocks Beach and along the bay.
