How Often Should You Repaint Your House Exterior in Florida?

There is no single number that fits every house. How long an exterior paint job lasts in Florida depends on the surface, the exposure, the prep that went into the last job and the products that were used. What we can do is explain the factors, so you can judge your own home.
What shortens the life of exterior paint in Florida
Sun. UV breaks down the binder in paint. South and west walls fade and chalk faster than shaded sides.
Moisture. Daily humidity and summer storms push water into cracks, joints and bare wood, which leads to peeling and mildew.
Salt air. Homes near the Gulf, Tampa Bay or the Intracoastal take more abuse. See our post on salt air and exterior paint.
Prep shortcuts. Paint applied over chalk, dirt, mildew or open cracks fails early, no matter how good the product is.
Stucco and block vs. wood siding
Most homes in St. Petersburg, Tampa and the rest of Pinellas County are concrete block with a stucco finish. Masonry holds paint well when it is cleaned, cracks are sealed and the right primer is used on bare or chalky areas. Wood siding and trim move with temperature and moisture, so they usually need attention sooner, especially on older bungalows and cottages.
Signs it is time to repaint
Chalky residue that comes off on your hand
Fading that is clearly uneven from one side of the house to another
Hairline cracks in stucco, or caulk that has split around windows and doors
Peeling or blistering paint, especially on wood trim and fascia
Mildew that returns quickly after cleaning
Catching these early keeps the job to cleaning, caulking and repainting. Waiting usually means more repair work first. Our post on signs your home needs repainting goes into more detail.
How to make the next paint job last longer
The biggest factor you control is prep: a thorough wash, crack repair, fresh caulk and primer where it is needed. The second is product choice, using premium-grade exterior coatings made for Florida's climate. The third is upkeep: rinse off mildew and salt, keep sprinklers off the walls and touch up damage before water gets behind the paint.
